The neighborhood is situated in the Greater Vancouver area, being bordered by King Edward Avenue on the north side, West 37th to the south, Blenheim on the west side and Larch on the east side. In its natural state, the area consisted of uplands surrounding a low-lying marsh, being now defined as MacKenzie Heights.
Vancouver city is well known for its great educational system. Although MacKenzie Heights contains no schools, there are many alternatives nearby. For the youngest children of the family, there are Carnarvon Elementary and Trafalgar Elementary schools. As for the older children, Prince of Wales Secondary, Point Grey Secondary and Magee Secondary are some of the best options. These schools are included in the public school system, while there are a few private schools as well nearby. These include Immaculate Conception, St. Georges, York House, Crofton House, Little Flower Academy and Vancouver College that are only 10 minutes drive away from MacKenzie Heights.
Shopping and recreational areas in Vancouver MacKenzie Heights
There are a few commercial properties great for shopping in MacKenzie Heights boundaries. There is one little block of shops located between 28th and 33rd, which is really appreciated by the residents of the neighborhood. There is also a pet store nearby, a children’s store and a few restaurants and coffee shops, such as Windsor Meats, Bigsby Bakery and Heights Cafe. The Kerrisdale shopping area on 41st Avenue to the south and the Arbutus shopping area to the east completes all the needs of the MacKenzie Heights residents.

Taking a short look on the houses built in MacKenzie Heights, there is an eclectic mix of old and new houses. Many of the houses built in the area are taking the advantage of the spectacular views it offers. Most of the homes were built between 1912 and 1930 and kept their unique design with small adjustments and exterior updates. The MLS listings for MacKenzie Heights show that there is only one townhouse for sale and 15 single family houses listed. The real estate market experienced some sort of a crash almost 2 years ago and it just started to be back on track. The prices have dropped significantly, but as always, the real estate market is going back up in no time. The average price for a nice townhouse in the MacKenzie Heights area is around $1.68 million. This is the price for a decent townhouse, the ones built in 1930, while the new townhouse developments can higher the price for those a lot more. The average price for a single family house is around $4.28 million. During the market crash, the prices for houses have significantly dropped, even under $3 million.
Looking at the MLS HPI prices, the market trend is still going up, getting closer to its all time high for the last 3 years. Right now, the average market price for a detached dwelling is at $3.39 million. The all time high for the last 3 years was listed at $3.69 million. After that, the market registered a very volatile period, when prices kept going up and down until August 2019, when it registered its all time low of $2.97 million. This is one of the lowest prices for a house registered in MacKenzie Heights and it probably won’t get back any time soon. The real estate market prices are expected to raise, since MacKenzie Heights is a constantly evolving area. The real estate and construction firms discovered the potential of the area and the beautiful views it offers for its residents.
Overall, MacKenzie Heights is one of the nicest neighborhoods Vancouver city has to offer. It kept its unique style for some of the houses in the area and the constructors started investing in building new townhouses. This is going to skyrocket the prices for the properties in the area, so if you plan on buying a new home for your family, this might be a good time to do that. Check all the MLS listings, since they are constantly updating and compare them before making a decision. Also, don’t forget that Vancouver is a really expensive city, so buying a house will only be the first cost. After that, you will still have to pay for the maintenance of it.

MacKenzie Heights is an area of Greater Vancouver that goes unnoticed, yet is a true gem. It is bordered by West 37th to the south, King Edward Avenue to the north, Larch to the east, and Blenheim to the west.
MacKenzie Heights is now defined as the “uplands” or ridge component of a larger area formerly known as Arbutus Ridge. This area consisted of uplands that surrounded a marshy lowland.
In Mackenzie Heights lies a classic profession and retail location, portrayed with charm and pride by this filmmaker.
The character of Mackenzie Heights, and the surrounding area, was set when California Spanish mission style homes were built on treelined streets. Additionally, Tudor revival style homes were constructed, along with small retail businesses that are beloved by locals. To achieve this, developers are asked to keep commercial street-level buildings recessed from the sidewalk, providing a retail space. In addition, there are various greenspaces dotting the neighbourhood, allowing for light recreation and enjoyment. Discussion of rezoning and development has been ongoing.
