The community of Lake Errock is located on the east edge of School District 75 (Mission), has a Mission area code and is situated 23.0 km (17 minutes) away from Agassiz and 27.5 km (22 minutes) from Downtown Mission. Its proximity to Hemlock Valley’s expanding 4-season Sasquatch Mountain Resort has made it a popular destination for residents.
Lake Errock has a long and interesting history. In 1885, the Canadian Pacific Railway (CPR) laid track through the area, and the local Sto:lo named the stop Squakum. The forests east of Deroche, near the Squakum CPR stop, were mapped as Lake Errock for logging. Ross Ranch in Lake Errock became “the largest fruit ranch in the lower province” due to its rich soil.
The town of Lake Errock is 20 km east of Mission, and is surrounded by other nearby communities and attractions, including:

Lake Errock, once a logging and mill town, was nearly abandoned by the 1930s due to the depletion of easily accessible timber stands. Bob Webste, however, saw potential in the newly built road that passed through Harrison, and built the Lake Errock Store in 1939 and opened the Lake Errock post office in 1940. The community had a one-room school that was closed due to low enrollment in 1982.
Since then, Lake Errock has seen a shift from logging to farming to summer recreation. The first subdivision was approved in the 1960s, leading to an influx of residential homes, from older houses, to mobile homes, to townhouses and new homes and subdivisions.
River Reach Estates, a new development, is bordered by the Sandpiper Golf Course and provides an ideal place to build a dream home or retirement home. The community is surrounded by mountains, forests, lakes, and rivers and offers beautiful views of the Harrison River and the mountains from its spacious lots. Highway 7 and Morris Valley Road have plenty of land and the lower property prices at Lake Errock are attractive to first-time homebuyers.
Population:
The population of Lake Errock (2016 census) is 425. Of the 277 private homes, 63.1% of the population is between 15–64 years old, 13.1% is 0–14, and 22.6% is 65 or older. There was an 18.4% growth between the 2011–2016 census. The unemployment rate of 5.9 percent is lower than the Canadian average (2015).
Jobs
Telecommuting, freelancing, and online business ownership are becoming increasingly popular options for Lake Errock residents due to the rural location’s limited job opportunities. Most people drive to work, with the 2016 census showing that 55% take 60 minutes or more to reach their workplace, 30% take 15–59 minutes, and 15% take 15 minutes or less. The journey times to various destinations around the area include 22 minutes to Mission, 17 minutes to Agassiz, 36 minutes to Sasquatch Mountain Resort, 34 minutes to Abbotsford, 37 minutes to Chilliwack, and 1 hour 29 minutes to Vancouver via Highway 7/Highway 1.
Schools
Mission School District 75 stretches east along the Fraser River to Deroche and Lake Errock. Deroche Elementary School provides kindergarten to sixth-grade education to students from Deroche and Lake Errock. The school has an average of 85 students, with 75% of them being Leq’a:mel and Scowlitz.
Hatzic Middle School, located south of the Fraser River and Matsqui Trail Regional Park, offers many extracurricular activities and specialty courses, including Volleyball Leadership, Hockey Academy, Robotics, Environmental Club, Musical Theatre, Concert Band, and Choir, to 720 city and rural students in grades 7–9.
Mission Senior provides French Immersion and Regular classes to grades 10–12. It is Mission’s oldest secondary school, having opened in 1952 and becoming Mission’s only high school in 2014.
The UBC Dairy Education and Research Centre in Agassiz provides cutting-edge research facilities to students, visiting scientists, and world-renowned scientists.
Shopping/Dining
Shoppers in Lake Errock often visit Agassiz, where they can find Farm Fresh Market as well as two liquor stores and two drug stores. For closer amenities, Lake Errock has two stores on Highway 7 – Chevron’s Lake Errock Po General Store, which has a food mart and KFC, and Harrison Bay Store, a small convenience store, post office, and restaurant. Since the gas pumps were removed, this store sells bait and fishing tackle.
Mission has a multitude of restaurants, shops, and services for shoppers. Three shopping centres provide even more options. The Junction Shopping Centre is located at Highways 7 and 11 and has 39 stores, including Staples, London Drugs, and Save-On-Foods, as well as restaurants like Boston Pizza, Tim Hortons, Mr. Mike’s Steakhouse, and White Spot. The Shops at Mission Plaza has 13 stores and includes Walmart Supercentre, Safeway, and Shoppers Drug Mart. The Heritage Park Marketplace plaza, located at Stave Lake Street & 11th Avenue across from the UFV Campus, has a pharmacy, coffee shop, Subway, Bosleys, nail salon, dental offices, and more.
Restaurants
Agassiz is home to a wide variety of restaurants, ranging from Asian cuisine to pub food. Cheam Sushi, Dragon Fried Rice House, Hong’s Garden Chinese Restaurant, and Taj Indian Bistro offer delicious Asian dishes. Silvano’s Restaurant serves Italian and Greek Mediterranean food, and Jack’s Restaurant and Steakhouse and Jimmy’s Pub & Grill provide pub fare. For those looking for quick, convenient food, Agassiz is also home to A&W, Canadian 2 for 1 Pizza, Domino’s, Pizza Hut, and Subway. Additionally, Embers BBQ House, Eleni’s Restaurant, U & I Thai Restaurant, Mission Station Grill, and The Blackberry Kitchen are popular eateries. The Blackberry Kitchen is especially unique, as they source their meat, fish and poultry locally and sustainably, and even grow herbs right near the restaurant to ensure the freshest ingredients.
Not far away, Lake Errock has a few restaurants to choose from. The Lake Errock Po General Store houses a KFC and Eagle’s Cafe in Deroche is known for its famous Eagle Burger and all day breakfast. The Clubhouse at Harrison Mills’ Sandpiper golf course gives diners a taste of the west coast with their menu featuring BC’s best VQA wines, all while enjoying the beautiful view of the Harrison River.
Transportation
Highway 7 is a major route connecting Lake Errock to various destinations, including Mission (27.5 km away, 22 minutes west), Maple Ridge, Coquitlam, Burnaby, Vancouver (100.8 km away, 1 hour 34 minutes west), Chilliwack (23 km away, 36 minutes north), and Hope. Commuters from Lake Errock can park in Mission and take the West Coast Express to Vancouver, which runs Monday through Friday during peak morning and evening hours. For those who can work on a laptop or tablet during the three-hour trip, the Express may be a worthwhile option.
Sasquatch Mountain Resort is located 27.7 km (36 minutes) north of Lake Errock. Agassiz is 23 km away, and Chilliwack is 46.3 km away, accessible via Highways 9 South and 1 West (20 minutes). The journey from Mission to Abbotsford is 38.5 km (11 minutes) via Highway 11 South, and 43.5 km (18 minutes) to the Sumas US border crossing.
Recreation
The Mission Museum has been educating and preserving the area’s vibrant history since the late 1950s. At the museum, visitors can experience historic walking tours, as well as displays on the Sto:Lo first inhabitants, the Oblates arrival in 1861, the 1891 Great Land Sale, the 1904 Billy Miner train robbery, and the Curious Collection of Anthony Taulbut.
The Agassiz-Harrison Museum and Visitor Information Centre is located in Canada’s oldest wooden CPR station, and is open from the May long weekend to Thanksgiving weekend in October. On display are a CP Stationmaster’s office, Coast Salish baskets, BC Hopyards, a 1948 caboose, Dr. McCaffrey’s office, the 1948 flood, and Waltraut Bartel’s china.
In between Agassiz and Hope, visitors can find the Ruby Creek Art Gallery with a remarkable selection of Pacific Northwest Native art, including limited edition prints, gold and silver carvings, jewelry, hand-carved boxes, chests, and plaques, handcrafted drums, soapstone, and textiles. From time to time, the gallery also hosts signings with featured artists.
Leisure
Sasquatch Mountain Resort is the perfect destination for family fun in every season. During the winter, you can enjoy skiing, snowboarding, snowmobiling, tubing, snowshoeing, and cross-country skiing. In the summer, you can go hiking, mountain biking, ATVing, dirt biking, fishing in the lake or river, and playing a round of golf on Sandpiper Golf Course.
Sasquatch boasts some of the deepest snowfalls in coastal BC, making it one of Canada’s most thrilling and challenging resorts for skiing and boarding. With 4 lifts, 35 runs, and a 396m vertical drop (1,300ft), the terrain is varied, with 60% intermediate runs, 20% for advanced skiers, and 20% for beginners. In addition, there are 13km of cross-country trails.
Sandpiper Golf Course, east of Lake Errock in Harrison Mills, was designed by Russ Olsen and is considered one of the best resort courses in BC. The Province named it Fraser Valley’s best golf course, with four tees for all skill levels.
Lake Errock is home to a variety of fish, including Brown Bullhead, Coastal Cutthroat Trout, Coho Salmon, Lake Whitefish, Northern Pikeminnow, Rainbow Trout, and Steelhead. Fishing for wild salmon, trout, and steelhead is also excellent on nearby Chehalis and Harrison Rivers.
Real Estate Lake Errock Investment
The Fraser Valley has seen a population growth of 18.4% between the 2011 and 2016 censuses and more families have moved in, particularly to Morris Valley, Harrison Mills, and Lake Errock. First-time homeowners are especially drawn to Lake Errock because of its more affordable home prices compared to the rest of the area.
Mission has also seen steady growth over the past 35 years, with an average increase of 3% each year. It has all the amenities of nearby cities and is located in the beautiful Fraser Valley.
The Hemlock Valley Resort was approved for a five-phase expansion master plan worth 1.5 billion dollars on November 12, 2015, and this plan is expected to change the resort’s future. Sasquatch Mountain Resort is set to become a major 4-season resort along the likes of Whistler Blackcomb, and the nearby homes in Lake Errock and Harrison Mills will be a major attraction to Canadians who love the outdoors and want to live near the slopes without being in the village.
