South Cambie Vancouver neighbourhood

South Cambie Vancouver neighbourhood has a few key elements that make it special, such as educational institutions, green space, family homes of all types, and seniors assistance facilities. It is a great area for both single families and retired families. South Cambie is the home for a lot of families that want to be in a quiet place that offers a lot of green areas, places to relax, sports activities, and easily accessible.

Location and schools

South Cambie neighbourhood is a residential area mingled with educational institutions and seniors facilities. It is a great area for families with kids or older siblings since it offers great care for both categories. The area of South Cambie lies South of Oakridge. 49th Avenue is its northern boundary, while 59th Avenue is its south boundary. Oak street is popular on the west side, while the Ontario street is a border for the east side of South Cambie.

When it comes to schools, Langara College defines a good part of the area. It is one of the most popular schools nearby that created a lot of engineers, managers, and CEOs. The structure is really interesting about this college and other buildings. There is an infusion of multi-resident buildings, townhouse complexes, low-rise structures that lies on the 49th Avenue corner. This all brings together a significant student and employee population due to the Langara College position.

For the younger family members, there are a few schools within short walking distance, such as Laurier Elementary School, Dr. Anne B Jamieson Elementary, and Sexsmith Elementary. These are all public elementary schools and there is also a secondary public school called Sir Winston Churchill Secondary easily accessible.

There are also a few private schools that offer greater educational opportunities. Some of the private schools that are close to South Cambie or surrounding the neighbourhood are St. Andrews College and King David High School. Being not a really big neighbourhood, South Cambie has a great educational system and offers a variety of options when it comes to kids’ education and students. Vancouver as a whole is recognized as having a great educational system, both south and north Vancouver.

Housing

As I said before, South Cambie is a residential area in West Vancouver. The majority of the homes are owned by single families, most of them built between 1940 and 1980. The past few years made South Cambie a more popular neighbourhood. The townhouse developments raised significantly due to the constant need for construction, and plenty of new construction homes are available to the public.

Townhouses are usually a bit cheaper than the usually detached dwellings, having a completely different style, surface management, and facilities. It was quite a need for these townhouses to be built since Vancouver is well known for its constantly rising home prices.

These townhouses have been built to reflect the heritage, green spaces that surround the area and the nature really close to the neighbourhood and also a welcome addition. Langara Estates were the first to start building this kind of townhouses in South Cambie and they took advantage of the beauty and serenity of the Langara Golf Course. Langara Estates area includes townhouses, detached homes, and low-rise condo buildings that complete the South Cambie area of homes. The position of the Langara Estates is also really good, homes being built on a large property full of green space and a few wide private streets. The South Cambie area integrates perfectly with the rest of the neighbourhoods in Vancouver.

Recreational areas and shopping

One of the biggest natural attractions of South Cambie is the Langara Golf Course, which has an exquisite green space area, jogging, and walking trails, serving as a natural border. The perks of the Langara courses is that it has great reviews, it’s open to the public and it has reasonable prices. On the other side, there is the Cambie Park that offers soccer fields, walking and jogging areas, baseball diamonds, football, and picnic areas. The Community Centre also offers plenty of recreational courses and facilities for all the South Cambie residents.

The Oakridge Centre across the northern border is the one that provides most of the shopping and commercial outlets. There is also a big grocery chain store and department stores such as restaurants, coffee shops, movie theatre complexes, and superior retail shops. In the Oakridge Centre can also be found one of the largest government liquor stores. The complex can easily be accessed from any area of South Cambie, especially for those that like to enjoy drinking a coffee at a nice restaurant or coffee shop. The area also hosts a lot of medical facilities and services, seniors assistance, and catering to the needs of seniors.

South Cambie West Vancouver Real Estate Market

The South Cambie area is a really nice neighbourhood, offering great recreational activities, restaurants and shops, services, and medical facilities. The real estate is pretty much similar to any other Vancouver area since South Cambie is also a residential area. Right now, the South Cambie real estate listings include 28 apartments and condos, 3 townhouses, and 9 detached single homes. The real estate market was always expected to skyrocket, but the specialists predicted that the market will crash sooner or later. The property prices for sale in South Cambie did not crash yet, but right now there is a correction on the market price for the homes for sale.

The prices for apartments kept their price pretty steady, the lowest being at $871.000 in November 2019, while right now the price is at $915.000. It is expected to keep its price at around $900.000. Moving on to townhouses, the all-time low price for a townhouse was registered in December 2020 at $1.61 million. The prices on townhouses went up a little bit at $1.64 million, but it is still expected to keep its price going a bit up or being the same in the next few months. As far as the detached dwellings, their prices kept going up and down again. The all-time low was registered in October 2019 at $3.68 million, having an average price of $4 million. Right now, prices dropped again at $4.19 million.
